Listify IDX shows MLS PIN listings on your own website through MLS PIN's feed on Bridge Interactive. Every listing names its agent and office and carries MLS PIN's required notice, and auction listings stay out, as MLS PIN's rules require. Your broker of record signs MLS PIN's data access agreement, and once you sign up, we set up the connection with you.

How the MLS PIN connection works
MLS PIN (MLS Property Information Network, Inc.) has served New England since 1999. It covers all of Massachusetts and Rhode Island and much of New Hampshire.
Listify IDX gets MLS PIN listings through Bridge Interactive, the platform MLS PIN uses to deliver its RESO Web API data. MLS PIN’s data service is certified to the RESO Web API and Data Dictionary standards, which is what Listify IDX is built on.
The feed includes the two-, three-, and four-family homes common across Massachusetts, as well as single-family homes, condos, and townhouses. When an agent enters the same home under two property types, your search shows the newest entry, so buyers don’t see the same house twice.
How to get connected
- Your broker of record signs the data access agreement. MLS PIN requires a Broker Data Access Agreement and Application, signed by the broker of record, for brokerage data access. MLS PIN’s data services page lists the agreements and options.
- MLS PIN approves access on Bridge Interactive. Once your broker’s agreement is approved, MLS PIN’s data is available to your account on Bridge, and we connect it to your search.
Once you sign up, we set up the MLS PIN connection with you. MLS PIN handles its data access approval, and we handle the rest.
MLS PIN may charge its own MLS data fees for access to your listing data, and it lists a monthly access fee for brokerage data access. Those fees are set by MLS PIN, are separate from your Listify IDX subscription, and are paid by you. We never mark them up. See our Terms of Use.
What visitors see on your website
MLS PIN’s rules spell out what every IDX display must show. We set up your search to follow them:
- The listing agent and office appear on every listing, as “Listing courtesy of” the agent and office. MLS PIN makes both required fields for IDX displays.
- MLS PIN’s notice appears on every screen with listings, word for word. It says the data came from third-party sources, is for consumers’ personal use, and isn’t guaranteed accurate.
- Active listings show by default. MLS PIN treats Coming Soon listings as off market, so they stay out.
- Auction listings never appear. MLS PIN’s rules don’t allow them on agent and broker websites.
- Sellers who opt out of IDX are left out of your search.
- No MLS PIN logo. MLS PIN’s rules don’t allow its logo in brokers’ advertising, so your search names MLS PIN in text.
What you need
- An MLS PIN subscription, and your broker of record’s signature on MLS PIN’s data access agreement.
- Your firm’s details on your website. MLS PIN asks every public website with listings to show your firm’s name, office address, phone number, and the cities and towns you serve, in a prominent place.
- A website where you can add your own code. Any website builder with a code embed or custom HTML block works.
- A Listify IDX account on the Plus plan or higher, which includes MLS feeds.
Works on the website you already have
Listify IDX adds property search to the website you have now. You or your web team copy and paste a single piece of code, called an embed code, into the page, and the search appears there. See the steps for Webflow, Squarespace, Wix, WordPress, Showit, or any other website.
