What each product is
Listify IDX adds MLS and IDX property search to a real estate website. You, or someone in your office, copy and paste one small piece of code on an existing page of your site, and buyers can instantly begin browsing listings, using the map, and discovering listings without leaving your site. It's built for agents and real estate offices who run their own site on a builder like Webflow, Squarespace or Wix, or have a web designer who runs it for them.
IDX Broker provides small basic search box widgets to place on your pages that take visitors to full search and listing pages that it hosts on its own servers. This means when a visitor performs a search, they are taken to IDX Broker's platform. The product attempts to replicate your site's header and footer onto those pages to try to make them match. It fits agents, teams, and offices who can compromise on an older search experience but need extras like market report emails, sold data, and CRM tools, all from one company.
Feature comparison
| Feature | Listify IDX | IDX Broker |
|---|---|---|
| How it works | Add one piece of code to your page and the search appears there, with nothing to update. You'll always be using the latest version of Listify's platform as it's updated regularly. | Small search boxes (widgets) go on your pages, but the full search and listing pages live on IDX Broker's servers at a separate address, so buyers leave your main site. Its header and footer are copied onto those pages, but the search runs on a third party's platform, so the experience can feel like two sites rather than one. |
| Supported sites | Virtually any site, whether custom-built or made with a builder like Webflow, Squarespace, Wix, WordPress, or Weebly. | IDX Broker claims versatile website platform support, naming Squarespace, Weebly, Wix and custom sites. |
| Where listing pages live | On your own website, on the page that holds the search. Each listing gets its own shareable URL that takes visitors directly to your website. | On IDX Broker's servers at a separate address. Buyers are taken off your main domain onto a third-party platform; the search and listings aren't part of your own site, so the experience can feel disconnected. |
| Website hosting | None. Your site stays where it is today. | IDX Broker can design and host legacy-style websites for additional fees. Using this means your site and search are operated entirely on IDX Broker's platform, so switching later can mean rebuilding or migrating everything. |
| Search and maps | Map and list views with filters, grouped map pins, and full-screen photos on every plan, powered by modern mapping tools like Google Maps. | Separate map and list view experiences using legacy mapping tools, unless fully hosted, which offers a more unified search experience but with an unnamed map provider. |
| Leads and CRM | Visitor inquiries come to you by email, or go straight into the listing platform or CRM you already use, when it has an API we can connect to. Keep using the tools you have. | Manage leads through IDX Broker's dashboard only, and the IXACT Contact CRM is a paid add-on, so real contact management costs extra. |
| Pricing | Published prices, from $49/mo on the Basic plan. Free to try, no contract. | Several plan tiers, each with its own pricing based on the size of your team or office, a one-time setup fee, and a complex feature matrix of what is and isn't included. Customers likely need the highest-tier plan to get an upgraded listing search experience instead of the older interfaces on lower-tier plans. |
| Listing data | Any MLS feed, with RESO-standard feeds connected in 24 to 48 hours, any third-party platform or tool, or your own custom system. | MLSs in the US and some international markets, with new MLS integrations going live in 2 to 3 weeks. |
| Support | Email support, with video screen-sharing support for technical issues. | Email and phone support. |
Search that stays on your own pages
With IDX Broker, the full search and listing pages come from IDX Broker's servers at a separate address. If you pay additional fees for a fully hosted website, this vendor-locking scenario typically means leaving IDX Broker requires a full migration to another comparable platform or rebuilding an entirely new website and search integration.
With Listify IDX, the search sits on pages you already have, and every listing gets its own URL on your website that Google can find. Read how this helps your site show up in search. Your site, web address and design stay in your hands. If you ever cancel, you simply delete the Listify embed code and the rest of your site stays as it is.
One piece of code, nothing to keep updated
Listify IDX is built on web standards that every modern browser already understands, so there's nothing to install. The same embed code works anywhere across the modern web. As Listify regularly releases new features and updates, they show up automatically on your site. The search adapts beautifully to fit phones, tablets, and computers.
IDX Broker splits things in two: search boxes on your pages, and full search pages on its own servers. On WordPress, a plugin can combine the two. However, WordPress use has been declining in recent years as people move to more modern builders and AI coding tools.
Pricing
IDX Broker sells several monthly plans. Each plan also typically comes with a one-time setup fee. Lower-priced tiers appear to offer older search tools, while higher tiers, which offer fully hosted websites, include an improved search experience. Your total cost will likely depend on the plan and the number of agents or the size of your office, so check IDX Broker's website for current details.
Listify IDX publishes its plans and pricing, from $49/mo. It's free to try with no credit card, and there's no contract.
When IDX Broker is the better choice
Pick IDX Broker if you need extra things like market report emails, sold data, someone to design and host your entire site, or features offered as additional paid add-ons like CRM. Its coverage of MLSs in Canada and other countries is also a factor depending on where your listing data resides.
If a web designer runs your site
Some agents and offices have a designer or developer look after their website. Listify IDX works for them too: they paste your embed code into the page and listings appear, with no separate search pages to set up.
Alternatives to IDX Broker
Before you switch, ask a new IDX provider the hard questions. Do visitors stay on my site, or do you send them to yours? How easy is it to cancel and migrate away from your platform? What is the full monthly or annual cost, including setup fees and feature add-ons? How often do you update your product to adapt to things like new device types and technologies, or in response to customer feedback?

What you need, and what Listify IDX doesn't replace
Listings come from the data sources you connect: listing platforms we already integrate with, MLS feeds (including standard RESO Web API feeds), or your own custom API. Contact support with specific questions about data sources and integration.
Once your account is approved, your embed code is in your Listify dashboard, ready for you or your web designer to paste in. Listify IDX doesn't host websites or include a CRM (contact management) tool yet. Visitor inquiries come to you, and you follow up with the tools you already use.
