Listify IDX can show Stellar MLS listings on your own website, with a map, filters, and a page for every listing. Stellar delivers IDX data through two platforms, MLS Grid and Bridge, and your broker signs a three-party data agreement with Stellar and us. Once you sign up, we set up the connection with you and make sure each listing shows what Stellar's IDX rules require.

How the Stellar MLS connection works
Stellar MLS serves agents and brokers across Central, Southwest, and North Florida, plus Puerto Rico. Its member associations include Orlando, Tampa, Sarasota and Manatee, Ocala, and Gainesville, and it added Hernando County in 2026. Until June 2019 it was called My Florida Regional MLS, so older agreements and guides may say MFRMLS.
Stellar doesn’t send IDX data straight from its own system. It offers two platforms for IDX, MLS Grid and Bridge, and both follow the RESO Data Dictionary, the industry standard for listing data that Listify IDX is built on. Stellar chose these over RETS, an older feed format.
Stellar also has reciprocal agreements with other MLSs, including Miami REALTORS, BeachesMLS, Bright MLS, and CRMLS in California. Members can search those listings inside Stellar’s own system, but Stellar says they aren’t available on the IDX feed. Your website shows Stellar’s own listings, not the ones shared through those agreements.
How to get connected
- Check that you can get a feed. Stellar offers IDX feeds to its brokers, and to agents their broker authorizes, as part of MLS membership.
- Your broker signs the data agreement. For an IDX feed, Stellar uses a three-party agreement between your broker, the vendor (Listify IDX), and Stellar MLS. Stellar’s data delivery page explains the agreements.
- Choose MLS Grid or Bridge. Both carry the same Stellar listings. On Bridge, your broker approves the license for each agent who uses the feed. Stellar’s API options page describes both.
Once you sign up, we set up the Stellar MLS connection with you. Stellar handles its data access approval, and we handle the rest.
Stellar MLS may charge its own MLS data fees for access to your listing data, and its IDX rules let MLS Grid pass its own data delivery costs on to you. Those fees are set by Stellar MLS and MLS Grid, are separate from your Listify IDX subscription, and are paid by you. We never mark them up. See our Terms of Use.
What visitors see on your website
Stellar’s IDX rules (Article 19 of its MLS rules) decide what each listing must show and which listings stay off IDX websites. The main ones:
- Listing brokerage, MLS number, and status appear next to the property details, in text as easy to read as the rest of the listing. Sold listings also name the cooperating brokerage, or carry Stellar’s notice that properties may be listed or sold by various MLS participants.
- The source is credited. For a feed through MLS Grid, that’s a line such as “Listings courtesy of Stellar MLS as distributed by MLS GRID,” with an MLS Grid logo on the first page of results.
- Some listings never appear. Sellers can keep a listing or its address off the internet, and Stellar keeps those off IDX. A listing in Stellar’s delayed distribution period stays off IDX websites until that period ends.
- Some details stay private. Confidential fields aren’t shown, and compensation offered by other brokerages can’t appear on an IDX site.
We set up your search to meet these rules when we connect your feed.
What you need
- A Stellar MLS membership, as a broker or as an agent your broker authorizes for IDX.
- Your broker’s signature on Stellar’s three-party data agreement.
- A website where you can add your own code. Any website builder with a code embed or custom HTML block works.
- A Listify IDX account on the Plus plan or higher, which includes MLS feeds.
Works on the website you already have
Listify IDX adds property search to the website you have now. You or your web team copy and paste a single piece of code, called an embed code, into the page, and the search appears there. See the steps for Webflow, Squarespace, Wix, WordPress, Showit, or any other website.
