Unlock MLS IDX for your real estate website

Regional MLS

Unlock MLS, the MLS of the Austin Board of REALTORS that was called ACTRIS until 2023, covers Austin and Central Texas. Listify IDX can show its listings as a map and list search on your own website.

In short

Listify IDX can show Unlock MLS listings on your website with a map, filters, and a page for every listing. Every Unlock data license starts at MLS Grid, and you can then take the feed through MLS Grid, Trestle, or Bridge. Sold listings never show a sale price, as Unlock's rules require. Once you sign up, we set up the connection with you.

How the Unlock MLS connection works

Unlock MLS is the MLS of the Austin Board of REALTORS. It began as the Austin Real Estate Board MLS in 1952, became ACTRIS in 1998, and took the name Unlock MLS in July 2023. It covers 18 primary counties in Central Texas, including Travis, Williamson, Hays, Bastrop, and Bell.

Every Unlock data license starts at MLS Grid. From there, the feed can come through MLS Grid, Trestle, or Bridge Interactive, and Unlock says all three offer IDX feeds. Unlock holds current RESO certification.

Unlock also shares data with HAR in Houston and SABOR in San Antonio, so its members can see those listings. Shared listings don’t come with Unlock’s IDX feed, though. Each one goes to IDX websites only through its own MLS.

How to get connected

  1. Start at MLS Grid. Unlock’s data licensing page says everyone registers on MLS Grid first, and a company needs at least one active Unlock subscriber ready to sign up.
  2. Pick the delivery platform. After MLS Grid, the feed can run through MLS Grid, Trestle, or Bridge. We’ll choose with you when we set up your connection.
  3. Accept the data license. You and your broker accept the license, and Unlock approves it.

Once you sign up, we set up the Unlock MLS connection with you. Unlock handles its data access approval, and we handle the rest.

Unlock MLS may charge its own MLS data fees for access to your listing data, and it says MLS Grid staff provide pricing details. Those fees are set by Unlock MLS, are separate from your Listify IDX subscription, and are paid by you. We never mark them up. See our Terms of Use.

What visitors see on your website

Unlock follows the MLS Grid IDX Rules, with a few rules of its own:

  • No sold prices. Sold listings never show the sale price, and only the main photo appears with them.
  • Listing brokerage, listing number, contact, and status on every listing, with a line such as “Listings courtesy of Unlock MLS as distributed by MLS GRID” and an MLS Grid logo on the first page of results.
  • Only full, active listings. Flex listings are for VOW sites only, and a listing marked to stay off the internet, or to hide its address, does just that.
  • You can say “MLS.” Unlock doesn’t stop IDX sites from using the term MLS, which some MLSs don’t allow.

We set up your search to meet these rules when we connect your feed.

What you need

  • An Unlock MLS subscription, and your broker’s acceptance of the data license.
  • A website where you can add your own code. Any website builder with a code embed or custom HTML block works.
  • A Listify IDX account on the Plus plan or higher, which includes MLS feeds.

Works on the website you already have

Listify IDX adds property search to the website you have now. You or your web team copy and paste a single piece of code, called an embed code, into the page, and the search appears there. See the steps for Webflow, Squarespace, Wix, WordPress, Showit, or any other website.

FAQ

Using Unlock MLS with Listify IDX

Yes. The Austin Board of REALTORS renamed ACTRIS MLS to Unlock MLS in July 2023. It's the same MLS, so older agreements and guides that say ACTRIS refer to it.

Unlock's IDX rules don't allow sold prices on IDX sites, and they limit sold listings to the main photo.

No. Unlock shares data with HAR in Houston and SABOR in San Antonio, but it says shared listings keep going to IDX and VOW feeds only from each listing's own MLS. For those markets, you'd add a feed from that MLS.

No. Flex listings go to VOW sites only. A listing must be a full, active listing to appear on IDX websites.
