SmartMLS IDX for your Connecticut real estate website

Statewide MLS

SmartMLS is Connecticut's MLS, formed in 2017 when CTMLS and the Greater Fairfield County CMLS came together. Listify IDX can show its listings as a map and list search on your own website.

In short

Listify IDX can show SmartMLS listings on your website with a map, filters, and a page for every listing. SmartMLS delivers data from its own RETS server under a three-way agreement between SmartMLS, your firm, and your vendor, signed for each broker. Its IDX feed includes Connecticut's Show and Deposit statuses. Once you sign up, we set up the connection with you, with more lead time than a RESO Web API feed.

How the SmartMLS connection works

SmartMLS, Inc. is the MLS for all eight Connecticut counties. It formed in 2017 when the Connecticut Multiple Listing Service (CTMLS) and the Greater Fairfield County CMLS came together, and it began live operations that August.

SmartMLS delivers its data feeds to brokerage offices and their vendors from its own RETS server. RETS is an older feed format than the RESO Web API that Listify IDX is built on, so a SmartMLS connection takes more lead time to set up.

The SmartMLS IDX feed includes Connecticut’s on-market statuses, Coming Soon, Active, Show, and Deposit, plus sold listing data from January 1, 2012 onward.

How to get connected

  1. Your firm signs the data access agreement. SmartMLS uses a three-way agreement between SmartMLS, your firm, and your vendor, signed by a duly authorized broker or agent and listing the website where IDX will appear. SmartMLS’s data page describes its feeds.
  2. One agreement per broker. The agreement says a vendor signs a separate one for every broker it serves, so your firm has its own.

Once you sign up, we set up the SmartMLS connection with you. SmartMLS handles its data access approval, and we handle the rest.

SmartMLS may charge its own MLS data fees for access to your listing data, such as a setup or application fee, a recurring data access fee, or per-agent or per-office fees. Its rules say IDX service fees and charges are set each year by its board of directors. Those fees are set by SmartMLS, are separate from your Listify IDX subscription, and are paid by you. We never mark them up. See our Terms of Use.

What visitors see on your website

SmartMLS’s IDX rules (Article 12 of its rules) shape each listing on your site:

  • The listing firm and listing agent appear on every listing, with the firm’s preferred phone or email, in text as large as the rest of the listing.
  • SmartMLS as the source, with a notice that the information is for consumers’ personal, non-commercial use and is deemed reliable but not guaranteed accurate.
  • Only opted-in brokers’ listings, in Coming Soon, Active, Show, and Deposit status. Expired, temporarily off-market, and withdrawn listings can’t appear.
  • Closed listings show one photo. Sold listings from January 1, 2012 onward may appear with only the primary photo.
  • Private details stay off. Sellers can withhold a listing’s address from the internet, and confidential fields, the listing agreement type, and seller or occupant contact details never appear.

We set up your search to meet these rules when we connect your feed.

What you need

  • A SmartMLS membership, and your firm’s signed data access agreement.
  • Your brokerage firm’s name on your site, clearly visible, as SmartMLS’s rules require.
  • A website where you can add your own code. Any website builder with a code embed or custom HTML block works.
  • A Listify IDX account on the Plus plan or higher, which includes MLS feeds.

Works on the website you already have

Listify IDX adds property search to the website you have now. You or your web team copy and paste a single piece of code, called an embed code, into the page, and the search appears there. See the steps for Webflow, Squarespace, Wix, WordPress, Showit, or any other website.
