How the Southeast Florida MLS connection works
Southeast Florida MLS is the MLS run by MIAMI REALTORS. Its rules describe it as the MIAMI Association of REALTORS doing business as the Southeast Florida Multiple Listing Service, or SEFMLS, and many agents just say the Miami MLS.
In May 2026 the Miami MLS and BeachesMLS merged. MIAMI REALTORS now describes its region as Miami-Dade, Broward, Palm Beach, Martin, and St. Lucie counties. Since June 2026 it has offered one combined IDX feed to all Miami MLS and BeachesMLS subscribers, which it describes as broader market coverage.
MIAMI REALTORS delivers IDX data through two RESO Web API platforms, Bridge and Trestle, and both the Miami MLS and BeachesMLS hold current RESO certification. The IDX feed carries active listings, pending listings that aren’t confidential, and sold listing data back to 2012.
How to get connected
- Be a member. MIAMI REALTORS’ rules say IDX feeds aren’t available to nonmembers.
- Choose Bridge or Trestle. Bridge is open to agents, brokers, and vendors. Trestle is only for head brokers and vendors. MIAMI REALTORS’ Web API page compares the two.
- Pick your vendor and sign the license. On Bridge, you choose Listify IDX as your IDX vendor in your data request, agree to the Miami IDX Data License Agreement, and your broker of record approves the request.
Once you sign up, we set up the Southeast Florida MLS connection with you. MIAMI REALTORS handles its data access approval, and we handle the rest.
Southeast Florida MLS may charge its own MLS data fees for access to your listing data. MIAMI REALTORS publishes its IDX pricing, which lists one website feed at no charge for agents and brokers who take part in its datashare, with fees for extra broker websites, vendor feeds, and its Trestle platform. Those fees are set by MIAMI REALTORS, are separate from your Listify IDX subscription, and are paid by you. We never mark them up. See our Terms of Use.
What visitors see on your website
MIAMI REALTORS’ IDX rules (Section 30 of its MLS rules) shape what your search shows:
- The listing firm, with the email or phone number the listing broker provides, appears on every listing.
- Withheld listings stay off. When a seller asks that a listing or its address not appear online, it isn’t available on IDX websites.
- A data notice can be required. MIAMI REALTORS may ask sites to say the information is deemed reliable but not guaranteed accurate.
- Expired and withdrawn listings can be barred from IDX, so your search focuses on active listings unless you choose otherwise.
These details come from the rules MIAMI REALTORS last published publicly in August 2025, before the BeachesMLS merger. The current rules are for members, so we confirm them with you when we set up your feed.
